Most of what I see fails for the same handful of reasons. Usually the power path, sometimes the tenure, occasionally the buyer everyone assumed would turn up.
So here is the offer. Send me whatever document you already have on the project. Within five working days you get one page back with my view: where it stands, where the risks are, who would buy it, the flaws, and my verdict.
No fee. No pitch. If it is good I will say so. If it is not I will tell you why.
The one page
My view on the project, in five parts.
- Where it stands. What is actually secured, what is assumed, and how far it really is from a deal.
- Where the risks are. Power, land, permits, timing, the people involved.
- Who would buy it. Hyperscaler, colocation, neocloud, an investor, or nobody yet, and why.
- The flaws. Anything that would stop me, or a buyer, and whether it can be fixed.
- My verdict. Proceed, fix first, or drop.
No valuation. Costs only where you have disclosed them. Opinion, not advice.

I take a handful each week. I run a conflict check before I read anything; if it overlaps with something I am already on, I will tell you and stop.
